RENTING IN YONGSAN-GU

What renters should know about officetels in Yongsan-gu

The district is useful for people who need flexible access to central Seoul, the south side of the Han River, or major railway connections at Yongsan Station. Depending on the neighborhood, subway convenience can be excellent or surprisingly uneven, so station walking time matters.

Price dispersion is unusually wide. International demand, luxury housing, older villas, compact officetels, and redevelopment-era stock can all appear within the same district. A district median is useful as a starting point, but property type, floor area, and exact sub-neighborhood should always be checked.

Officetels are common among single professionals and newcomers because they are often near stations, compact, secure, and easier to find with modern facilities or furnishings. They can be convenient for a first Seoul rental, especially when commute time matters more than maximum space. However, usable floor area can feel smaller than the headline number and monthly management fees are often more important than renters initially expect.

Do not assume a familiar expat neighborhood means a contract is automatically renter-friendly. Verify the registered owner, exact address, deposit protection options, maintenance fees, and whether furniture or utilities that appear in a listing are actually written into the contract. Compare maintenance fees, included utilities, parking rules, residential-use status, building age, and furnished items. Two officetels with the same deposit and area can have very different all-in monthly costs once management fees are included.

How to use this page

Start with the six-month medians to understand the district-level range, then compare your exact quote with KoreaHomeGuide Rent Check. The official transaction dataset does not capture every qualitative feature, so use the result to challenge or validate an asking price rather than treating it as an appraisal.
