KOREA BROKERAGE FEE CALCULATOR

How much can a rental agent charge in Seoul?

Estimate the legal brokerage-fee ceiling and your move-in cash. You can enter USD or CNY for convenience; Korean fee brackets are always calculated from the KRW equivalent.

Property ruleChoose the rule that matches the contract
Converted transaction value-Deposit + monthly rent × 100
Applicable maximum rate-Seoul rental brokerage ceiling
Maximum brokerage fee-Negotiated at or below this ceiling; VAT may be separate.
Estimated move-in cash-Deposit + first month rent + brokerage ceiling + optional one-time costs.
Monthly recurring cost-Monthly rent + maintenance fee.

Why the calculator still uses KRW internally

Seoul brokerage ceilings are defined by Korean transaction-value brackets. If you type USD or CNY, KoreaHomeGuide converts your inputs to KRW first, applies the Korean rule, and then converts the result back for display.

For monthly-rent contracts, the transaction value is generally deposit + monthly rent × 100. If that amount is below ₩50 million, deposit + monthly rent × 70 is used instead. Actual fees are negotiated within the legal ceiling.
