Why the deposit changes the rent

A Korean lease trades deposit against rent: hand over more cash up front and the monthly payment falls. So an advertised rent is only true at the deposit it was signed with, and a neighborhood with a low rent and a large deposit can be the expensive one once both are stated on the same terms.

The “Your rent” column restates every neighborhood at your deposit, which is what makes them comparable at all. The gap column is the part nobody shows you: the extra rent you pay each month purely because your cash sits below what that neighborhood normally expects.

Your cash moves every neighborhood by the same amount, so it changes which ones you can afford — not their order. The reordering worth noticing is between the advertised rent and the restated one.

Medians describe what was signed recently — not an offer, and not what a landlord will quote you. Neighborhoods with fewer than five reported monthly-rent contracts in the window are left out, because a median of three contracts is noise.
